General Information
Application Process
- APPLICATIONS ARE NOT BINDING and there is not a fee to submit one. In fact, we do not allow people to view apartments and sign a lease on the same day. We want you to make sure you are comfortable with your decision. If you are only in town for one day, we will be happy to mail or email the lease to you at no additional charge.
- We do not require parents to co-sign the lease.
- We work on a first-come first-serve basis. Your application simply holds your place in the line and allows us to start the rental procsess - groups of 3 or more must have all applications to us in order to secure placement. All applicants must view units they are applying for prior to applying.
Signing A Lease
- At lease signing, all roommates currently attending University Park Campus must be present. The security deposit and a $35, per person, processing fee is due. We will accept 1 check, a money order, or cash issued from one leaseholder for the security deposit. Allow for a minimum of 1 hour to read, understand and sign all paperwork.
- We will not hold a lease if the security deposit is not paid in full.
- Securityhor all houses and apartmetns, regardless of size, are equal to one monthly installment and are due at lease signing.
Appliances/Furniture
- All apartments ase equipped with a range and refrigerator. Select units have dishwashers, microwaves and/or washer and dryer.
- Select units include a basic furniture package at no additional charge. The basic furniture package includes a couch or loveseat, kitchen table and chairs, and one desk, dresser, and bed per person.
- If you are in need of furniture for your apartment, there are plety of resources available in State College to fit your needs. Purchacing brand new on your own, used furniture, Facebook groups, and more. Ask us and we can direct you in the best direction.
- We may also discuss furnishing a non-furnished apartment for you for an additional one-time furnishing fee.
Pet Freindly housing
- Unless specifically noted, pets are permitted at all properties.
- There is NO additional monthly fee/rent.
- There is a one time $100 refundable pet deposit required per pet - with a maximum of 2 pets.
- Aggressive dogs are not permitted and if any dog has territory issues, it must be caged if the tenant is not home. This is for the safety of our staff that may need to enter the premesis in case of an emergency.

Questions & Answers
Q: When is rent due?
A: Rent is due the 1st day of every month, regardless of your lease start date. There is a 5-day grace period. If the 5th falls on a holiday or weekend, you have until the following business day. After the grace period, you will be charged $10 per day, retroactive to the 1st of the month. (This amount is generally capped at $50 per month)
Q: What if I am waiting on student loans, a pacheck, ETC...?
A: If you contact us prior to the 1st of the month, provide documentation if requested, and provide a guaranteed payment date, we will waive any late fees. Failure to meet any of the obligations required, and late fees will be assessed.
Q: How do I pay my rent?
A: We accept cash, check and money orders in person at our office. For after hours payment, we accept check or money order in the drop box of the purple door. DO NOT place cash in the drop box. Rental payments may also be mailed to one of our PO Boxes. Please contact the office or refer to the heading on your lease, to ensure you are mailing to the correct PO Box and the correct “Payable To” information.
Q: Can I move in early?
A: If you have not yet signed a lease with us, we advise when you review our listings you keep your current leases end date in mind. If you have a signed a lease with us and NEED to move in prior to your lease start date, in certain cases we will permit a tenant or tenants to take their new home in “as-is” condition.
Q: What is "As-is" condition?
A: “As-is” means you will accept the leased premise in terms of paint, carpeting and cleanliness. While we will address needed maintenance, you are accepting these items may not be immediately addressed. Anyone considering an “as-is” agreement must take an in-person or virtual tour of the leased premise prior to signing.
Q: Do you permit pets?
A: Yes! With the exception of our condominiums, all of our properties permit pets, including dogs. We do not charge an additional monthly fee, but we do charge an additional security deposit.
Q:Do you permit kegs?
A: Yes. However, with this “right” comes responsibility, not just for yourselves but your guests as well. We do reserve the right to prohibit kegs at any point during the lease.
Q: How do I schedule a tour?
A: The best way to schedule either an in-person or virtual tour is to contact our office directly at 814-238-4938 as appointments are necessary. You may also email rentcollegewest@gmail.com to set up a tour. This option is best if you want to schedule your tour for the following week. Tours are available Monday – Friday from 1:00 – 5:00.
Q: Are there Covid procedures in place for tours?
A: • Not at this time. Our pandemic procedure was as follows: All prospective tenants that choose to tour in-person should expect and agree to having their temperature checked, wearing a mask, and refraining from touching doors or other areas of the apartment, regardless of your vaccination choice. Our staff will turn on/off lights, open any doors, or fulfill any other reasonable request you might have. • Any in-person tour can be rescheduled at any point to a virtual tour.
Q: Are some or all of the utilities included in the rent?
A: • Water, sewer and refuse is included at all of our apartments. The full houses will generally be responsible for these utilities unless otherwise noted on the lease. Electricity, heat (oil, gas, or electric), cable and internet vary depending on location. All leases will clearly dictate what services the "Tenant" is repsonsible and which are handled by the " Landlord". • While we are able to provide an average, keep in mind that the cost of utilities is often dependent on personal lifestyle. (How often you cook, how long you shower, the temperature you keep your home, etc. are all personal factors.
Q: What utilities am I responsible for?
A: Please refer to page 5 of your lease agreement, where the specific utilities you are responsible for are outline. (For prospective tenants, this information can also be found directly on our listings.)
Q: What are your parking options?
A: • The majority of our buildings have on-site off-street parking available for an additional fee. (A select few properties have included parking within the established rental rate.). • If there is not parking directly behind your building, we can offer you one of our other locations, almost always just a house or two away.• Parking is sold on a semester basis or purchase for the year and receive a discount. Under limited circumstances, you may also opt to have parking added directly into the lease agreement, with an increase to the monthly rental rate.
Q: Do you offer guest parking?
A: We do offer FREE guest parking on a first come, first basis and not gurunteed. Spaces are limited. Guest parking is available starting on Monday for the upcoming week and Thursday afternoon for the weekend.
Q: How do I submit a maintenance request?A: We prefer non-emergency maintenance requests be made directly from our website (click the "maintenace" tab and fill out the submition form), although you are welcome to call our office directly as well. For all emergency maintenance, one of our maintenance staff is on-call 24 hours a day, 365 days a year. They can be reached by calling the maintenance line at 814-238-4916.
Q:Is there on site maintenance or property managers?A: Although we have various locations, all of our property managers and almost all of our maintenance staff is within a 5–10-minute commute of each property. In cases of emergency, our maintenance staff can be reached 24 hours a day, 365 days a year, with your phone call going directly to them. We do not use an answering service. Q: What happens if I pay my rent on time, but one or more of my roommates are in arrears?A: Our Leases are Joint and Several. This means that every person on the lease is held equally responsible for the collection of missing rent or accrued late fees. Rent and late fees are due, in total, as a house or appartment. We do track and log payments be each indevidual to assist in clarifying "who has paid what." Disputes on rent should be handled between tenants. Q: How do I recieve my Security Deposit refund?A:• Security deposits are refunded within 30 days, less any outstanding amounts due and/or damages. • You may not use your security deposit as your final rent payment.• You will need to provide us with a forwarding address.
